Lets dispel the myths and misconceptions

As with any real estate market, the Mt. Hood area has its fair share of myths and misconceptions. Today we are going to debunk some of the most common.

 

Myth 1: The Mt.Hood Area Real Estate market is always overpriced

It’s a common misconception that the real estate market near Mt.Hood is always overpriced. No doubt when compared to other areas of the country Oregon in general is a higher priced state but the overall Mt.Hood corridor is quite affordable. There are many options for housing from mobile homes to condos to affordable single-family homes. If you take a look at the prices in Portland, you will see in many cases you may get more for your money out here. You will also typically have lower taxes than the city (Yay Clackamas County). 

Myth 2: Mt.Hood Area is only for the wealthy

 I have heard from many tourists and locals alike that you have to be rich to own property up here. Not True. There are many options for first-time buyers, including the ability to use a 100% financeable USDA loan, on a starter property. There are also condos with reasonable HOAs and even tiny homes in Mt.Hood Village that are financeable. Generally speaking, if you can afford Portland, you can afford the towns and communities nearby as well.

Myth 3: Mt.Hood Real Estate is a guaranteed safe investment

Though in general, I agree that the Mt.Hood corridor is a great place to invest, there are certainly some risks that need to be acknowledged. If you plan to purchase just to keep a property as a short-term rental, there is no guarantee that laws in the future will allow for airbnbs and other short-term rentals to keep thriving. Another factor that worsens every year is the chance of a devastating forest fire. This area is extremely dry in the summer and often has campfire bans and it should be acknowledged that if a major fire occurs, the fire department will be more focused on saving lives over saving property. If you are worried about snowfall though, you should be good, it snows ALOT!

Myth 4: It is always better to buy than to rent in the Mt.Hood Area

Buying a home is indeed a great investment. That doesn’t mean it’s right for everyone. Unless you know the area well, you may want to rent until you get a good feel for the area. It is easy to glorify rural living, but there are certain challenges you will face here over living in the city. It is certainly calm and peaceful but you may also be waking up early to plow your driveway or cut down trees that fell over the road after a storm. Fortunately, there are many different types of living situations out here, so spend some time out here and see what works best for you.

Myth 5: You don’t need a real estate agent to buy or sell in the Mt.Hood Area

Of course you can buy or sell without an agent, that goes for out here as much as anywhere. However, this area has its unique challenges you may not be aware of. This environment is high in moisture and moss and mold may be an issue. There are also some issues with shallow septic tanks out this way. You may have water rights you don’t know about. I would recommend finding a local expert to make sure you get the best deal.

Overall, Mt.Hood is an amazing place to visit or live. Whether you are looking for a forever home on the river or a great Airbnb to invest in, you can not go wrong in one of the most beautiful places in the United States.
